How this calculator works and what to know before using it

What this calculator does

Generates a loan amortization schedule showing how each payment splits between principal and interest and how the balance declines.

Understanding your result

Early in the loan most of each payment goes to interest. The schedule shows when principal reduction accelerates โ€” useful for planning extra payments.

How to use it

  1. Enter loan amount, annual rate, and term.
  2. Review monthly payment and total interest.
  3. Switch between yearly summary and monthly detail.

Formula used

Amortization schedule

Each period: interest = balance ร— monthly rate ยท principal = payment โˆ’ interest ยท new balance = balance โˆ’ principal

Source. The scheduled payment is the fixed-rate loan payment. Each row charges interest equal to the balance times the monthly rate, then reduces the balance by the rest of the payment. The schedule keeps the full precision of that arithmetic.

Example

A $250,000 loan at 6.5% for 30 years โ‰ˆ $1,580/month with about $318,000 in total interest.

Good to know

  • Assumes fixed rate and equal monthly payments.
  • Extra principal payments are not included.

Common questions

Why do early mortgage payments go mostly to interest?
Interest is charged on the remaining balance. When the balance is highest at the start, the interest portion of each payment is largest.
What is an amortization schedule used for?
It shows payment-by-payment breakdown of principal vs. interest and remaining balance โ€” useful for budgeting, refinancing decisions, and tracking payoff progress.
